By you using your own solicitor, you can be confident all dealings will be above board. Your own solicitor wouldn’t have it any other way.
There are many different ways to buy and sell property.
Below we’ve listed just a few of the ways we can structure a transaction for you, or with you, to ensure a good outcome is achieved for everyone.
Fast Cash
We can settle in as little as 7 days if needed.
Fast Cash is not always the best price you can achieve, but it does give you certainty.
Our fast cash has saved more than one property owner from bankruptcy.
Normal Sale
A normal sale has 14 day building and pest, 21 day finance and 30-60 day settlement period.
Profit Share
Obviously Aussie Home Buyers (AUST) Pty Ltd buys the properties with the aim of making a profit.
We buy them, renovate them, subdivide them, develop them, basically do what we can to increase the value and make a profit.
Sometimes our sellers want to enjoy some of the profits from what we do with the property and in return they offer us more flexible terms.
We are open to discuss any reasonable proposal that makes commercial sense. Put simply, we are happy to share the profit with you.
Short Settlement
Some people want to finalise the transaction as quickly as possible.
We can make this happen.
Realistically, a property cannot settle in less than 7 days as it takes that long for the solicitors to complete searches and facilitate the paperwork.
If you want a short settlement, as soon as your bank can discharge their mortgage, we can settle.
If these is not mortgage on your property, we can settle within 7 days.
Long Settlement
Some people need a lot of time to facilitate the transaction. This could depend on family circumstances, job commitments, or any number of other reasons.
Whatever your specific requirements are, we can make it happen.
Our longest settlement was 12 months, however one person wanted an 11 year settlement which we were prepared to do, however a better solutions was arranged.
We discuss and consider any solution that will help you achieve what you want to achieve. Agents simply cannot do this.
Sell the Debt / Keep the Income
Debt is the killer when dealing in property.
Sadly, many property owners don’t make money from the property unless the market moves up.
In the mean time, the property is taking money out of their pocket every month because the income from the property doesn’t cover the expenses.
We can structure deals where you could get rid of the debt, get rid of the expenses, but retain an income stream from the property even after you have sold it.
Sell and Rent Back
Some people want to sell the property to clear debt, however they don’t want to move (for any number of reasons).
We’ll consider renting the home back to the seller if an agreement can be worked out to do so.
We’ve even had people ask if they can buy the house back after they “get back on their feet”.
We’ll even consider entertaining this type of arrangement if it makes sense for everyone.
Joint Venture
Often, sellers know their property could generate more profit, however they don’t have the time or expertise to make that profit a reality.
